In response to Mr. Flood's post of 12.12.12.

Mr. Flood, you don't provide produce (that's food). We rented from Flood-Conn Enterprises for 2-plus years.

Anyway, I've never hidden who I am. My name is Margaret Walker. The others that have posted are limited by how they register on the site. That's how their names then appear. Up until now, and there have been plenty of reviews throughout the internet, you and/or people that work for you have posted positive reviews as tenants, but then again post responses as employees of your's. That's questionable. Unless that's you, Terry, then you haven't had the courage to respond in a respectful and honorable manner. You'd be mindful to watch how you describe those who aren't pleased with your business practices (laziness, lack of responsibility, etc.).

I have yet to meet someone who didn't receive a property from you in less than desirable condition. The list is made and turned in to your offices. Then, nothing is addressed. You then blame these items on the tenant, and ask that they do repairs that you were unwilling to do yourself. What is the reasoning for your MOVE IN report clause?

If you have pictures after someone's moved out, we should assume you have pictures upon move in. Would that not be practical? Or, does that not serve your business practices, sir?

Every item I've stated in all written correspondence to you is factual. PLEASE GO TO FACEBOOK AND ASK TO FRIEND FLOOD-CONN. I've included many pictures, correspondence to you and your attorney, etc.

Every item we asked to have repaired from the moment we took possession to the time we turned over the keys, was never even responded to (with the exception of a small plumbing issue where your repairman used black electrical tape to attach pipes under the kitchen sink; and using duct tape to address the air conditioner).

However, immediately after we turned over the keys, the entire house gets a remodel (new windows, doors, sump pump, mold clean up, etc.)--ALL of these listed items we asked you to repair, and you never responded (until of course you terminated the lease).

You don't intimidate me, Mr. Flood. The thought of seeing you in court doesn't bother me in the least. I've responded to your attorney, and provided the Registered Agent for the owners, Flood-Conn Enterprises, Robert Conn, with copies of ALL correspondence.

The clauses within your lease are contradictory and misleading to say the least.

Excellent experience for me. We strive to provide a quality produce at a below market price and offer exceptional speedy maintenance service. We offer a $50/mo rental discount for on time payments. Additionally, we require carpets to be professionally cleaned upon each tenants move out. A Move Out Inspection is performed after the tenant move out date and unsatisfactory conditons for which a tenamt may be charged are noted. Many tenants, due to a lack of money, laziness, lack of responsibility, lack of time or for what ever other reasons fail to leave the properties clean, fail to have carpets professionally clean as required in lease, leave trash and debris in and on the property and leave damages to carpets, mini blinds, burnt out light bulbs, light fixtures, walls, doors, window screens and storms, dirty furnace filter, unmowed yard, etc. We are then put in the position to correct these conditions and withhold said cost of correction from the tenants security deposit for their failure to fullfill the requirements of their lease. When this occurs the tenant at fault seems to feel the need to write negative reviews as their way to retaliate against us and hopefully harm our reputation when the issues are caused by their actiions and lack of responsibility. We are often referred to as nit picky, etc. if we charge them for the items for which they are responsible and of which they have previously agreed to perform when executing their lease. Our job would be so much simpler and their would be so much less conflict if every tenant would take responsibility and properly fullfill their obligations. We would love to be able to refund 100% of their deposit upon move out. It would save us a lot of time and work in reversing the unsatisfactory conditons left by the tenant and we could all leave on good terms. We as a company are happy to respond and address each complaint however those individuals filing the negative reviews don't have the courage to identify themselves in most cases. Wonder why??? we are no different than most people therefore we would like to avoid conflicts as much aas anyone however the tenants we deal with us place us in positions of which conflict cannot be avoided. We have photo's of any and all conditions as evidence for any item we are forced to charge a tenant for in the correction of unsatisfacory conditions left by them. I have worked with a lot of landlords before but Terry Flood Realty is really a great place to work with. They are a little more concerned about who rents their homes and maybe because the homes are really nice and the upkeep is well taken care of. I would recommend them and will rent from them again if we ever need to.

Worst Renting Experience I've Ever Had. Let me tell you about my experience with Terry Flood. My boyfriend and I rented a home at 3606 N Wabash Ave. Because my boyfriend did not have a job, we were required to pay and additional $1000.00 deposit and the full lease up front. ($13,200) Not a problem. When we went to move in, they didn't have the correct keys, there were no screens on the bedroom windows, the basement smelled of pet urine. When we turned these items in on the move in walk-through, they were never addressed as well as the maintenance calls while we lived there all went unanswered and not addressed.

The maintenance man did come over to give us new keys ONE SET and while he was there he made a racist comment. FAIR HOUSING VIOLATION!!!!!!!!!!!

3 months before the end of our lease, my boyfriend died. I gave notice to vacate the home at the end of the lease. I hired a crew to come in and make sure the house was in better shape than when we moved in. I scheduled a move out walk through with Terry Flood. At the walk through Terry pointed out BS items- 3 light bulbs, which were already out when we moved in. He claimed that the carpet had not been cleaned-it had and was in better shape then when we moved in. It finally didn't smell like pet urine.

We had lived there for one year, 4 months out of that year, we didn't even live in the house...we were travelling. We hung 3 pictures with small nails..that was it.

Today when I get my move out disposition, I was charged over $735.00 in nonsense charges.

Luckily, everything was video tapped, (even the walk through) and I will be taking him to court.

You should be very careful when you rent from Terry Flood and document EVERYTHING!!!

Also, if you are wrongly charged for items you can sue for 2X the amount of your deposit.

I would like anyone that has had a bad experience to please contact me so that I can get a statement for court.

He is a heartless opportunist and he shouldn't be able to conduct business like this.

Terry Flood Gets Taken To Court. First, my credit rating is impeccable and I am NOT a litigious individual. However, if Im pushed too far I push back. I must say the following account was very personally gratifying.

Second, if I could give Terry Flood a negative star rating I would.

I personally rented a house from Terry Flood in the Northland and after reaching an impass on 15-18 persistent move in problems, I ended taking him to court and winning. I first sued Terry Flood and was informed by a very polite Judge that, in fact this was impossible since Terry Flood was merely a property manager, not the owner. Terry Flood's attorney counter sued me for attorney fees since I had sued the wrong individual. The judge apparently had seen Mr. Flood a bit too much because he smirked and threw the attorney's counter claim out. Yay, me.

I then reluctantly sued the owner of the home and won. After the ruling was handed down Mr Flood would not acquiesce to the court's orders and I was able to walk in to his office and embarass him in front of his employees.

After moving out another case was brought to the light through the course of my residence with Flood and I went to court and won another case.

It comes down to a few things:

1.) Ask around and you'll find this guy is a crook, thief and liar (evidenced by my court verdict) that is well known in the greater KC area.

2.) Ask around some more and youll find the same thing

May I add that I gave to the judge a dozen code violations including a detached two car garage that Terry Flood didnt even pull a permit for. Out of code, no permits, phones didnt work, etc.

This guy is no Bob Vila, but he sure is a "Richard."

TERRY FLOOD IS A SCAM ARTIST. Terry Flood posts positive comments under reviews like these for himself. Check out yahoo reviews and you'll find him there using the name Bill. He creates fictious names in order to leave comments falsely presenting good experiences as a tenant. In reality I was unable to find ONE positive review from any of his previous tenants that wasn't falsely created by himself or one of his employees (reference comments by Marilyn and Mark O- all fakes). Terry Flood does not care about his tenants and his properties are unhealthy and unlivable. Terry Flood DOES NOT respond to maintenance calls in a timely fashion and often does not respond to maintenance calls at all if he believes its going to cost him some expense. He tries to violate former tenants by charging them for move out expenses and conditions that exsisted prior to them moving in and dabbles in dishonest practices. This guy is a crook and its in your best interest not to rent from him.

Not very honest. This company will attempt to nickel and dime you every step of the way. Not a lot of integrity. Withheld part of my deposit even after they said that everything was fine on the move out inspection. I would recommend that you find another company to do business with, because any interactions that you have with this company are likely to be negative.

Run the other way. This company clearly has too many properties and can't take care of the ones they have. I strongly urge everyone to run far far away and rent from someone else. My property is run down, can't pass city codes, and it takes days if not weeks to get anything repaired, and then it's shotty workmanship. Don't waste your money. And if you decide to rent from them, please read the lease very cafefully (I highly recommend you have a legal representative read it through before you sign).
