Neighborhoods: Plaza Area, West Plaza
These are very oooollllldddd buildings (1926) with lots of maintenance issues all the time. We just had a notice posted that the hot water will be off for a month because they are replacing the pipes. How are we supposed to deal with that? It has already been off once or twice a week for several months. Staff is nice when you complain but it isn't like they are going to knock any money off your rent for tolerating this. Our apartment had roaches really bad when we first moved in but they eventually got them taken care of. Dryers take over an hour to dry a load of clothes which ends up costing over $2. Also two of the three coin operated washers will wait until you almost get your $1.50 deposited then they will have a glitch and show you haven't put any money in. Parking is a big issue. You can choose between parallel parking on the street and getting your car bumped about once a month or pay for a parking garage that is 2 blocks away or pay them to park in their lot with very small spaces that are very cumbersome to exit. Be sure to try parking in the space and leaving before you enter into a lease for one of their parking spaces! The spots along Roanoke require you to remove your car by 7am or it gets towed so beware! Don't underestimate the noise and dust coming from the Plaza Vista construction project. With the new hotel and office building going in over there it will make this place even more noise and congested. These buildings are all concrete and brick with no insulation so expect your utility bills to be very high. They say your heat is free from a steam boiler but they only turn them on sporadically. You end up paying for an electric heater to stay warm then wake up in the middle of the night burning up because you left a radiator knob open and they finally turned the boiler on - then you open a window to cool down - totally ridiculous. These radiators knock when they come on and some of the radiators you can't turn off all the way so they always heat. Of course there is no thermostat to set to control them like modern systems have. If you think this is your best solution then you DEFINITELY HAVEN'T LOOKED HARD ENOUGH!!!

Ok, so the place is VERY charming. BUT you get what you pay for. The management will screw you over at every turn. My roommate and I got 5 different friends to rent from them (I now regret doing that to my friends) and they refused to pro-rate me out of my contract 1 week early. The will lie to you, then tell you you were wrong or don't remember things correctly. Don't expect courteous phone conversations either; they talk to you as if you have just sacrificed their first born child. Even though I had a professional cleaning company steam clean the carpets and clean the kitchen/bathrooms they kept 100% of my deposit. Apparently 4 lights bulbs costs $275.
If it weren't for the Monday-Friday management being so absolutely awful to work with this place would be the best place to live in KC.
Regretfully Yours... – This is the WORST building ever!- NO parking!... plumbing frome the dark ages!... freight elevator never works... grubby hallways... half of maintenance staff look and act like ex-cons... office staff and management POINTEDLY disinterested in solving any issue. If you sign the required one-year lease for this con job, it will be a YEAR OF REGRET...
Horrible parking – The location and buildings are fine, but parking is horrible and management does NOTHING to help. Parking in a FREE parking structure that no one else has to pay to use costs Plaza residents $75 a month, and that does not even guarantee a parking spot, only 'allows' you to park there overnight - when the structure is almost empty anyway! Management does not help to get more reasonable rates or parking situations for residents, which is absurd considering how much it costs to live there.
Not Worthy of the Plaza Name – The Plaza is a wonderful place to live in Kansas City. The Plaza Apartment Center as a corporate entity is just that, a corporation. The exterior of the buildings is very nice. However, that is where I found the positive aspects came to a grinding halt. By Plaza standards, the interior of the seven buildings is only marginal. The lobies are in much better shape than the interior hallways and elevators. The freight elevators are far to small for many home furnishings leading to carrying large items up as many as eight floors. Parking? Add $75.
Great Place To Live! – I have lived in an apartment managed by the Plaza Apartment Center for almost a year and absolutely love it. No one can believe that I am able to live on the plaza for just $450 per month. There are a couple downsides- one, I do not have a dishwasher and two, with a parking spot at $75 per month, I have opted to park on the street, which is sometimes difficult to come by. However, I checked around the area and this really is the best value when taking into consideration the location and the quality of the apartment itself.
Poor maintenance – I only lived there a year, but had problems getting maintenance to fix things. I once waited (locked in my apartment) for over three hours for maintenance to fix my door handle (for the third time) and let me out.
