When we decided to hire a property management company for our rentals, we searched around the Kansas City Metro for the best companies. After thoroughly vetting the CEOs of the top three on our list, Scott Abbey with Oz passed our interview with flying colors. The entire staff at Oz has been helpful and accommodating, making the process of renting our properties as streamlined and trouble-free as possible for our company. Oz also has a knack for getting our available vacancies exposed to the largest and best audience possible, to bring us quality renters and get our properties rented in a timely manner.

Positive experience all the way. 8 days after listing with OZ they had a qualified tenant. Love the flexibility they give with how involved homeowner can be. Anything I needed done to the property was handled professionally and courteously. I am looking forward to a long relationship with Oz.

Great to work with. I interviewed several companies to help me rent out my old home after moving. Oz had the best rental advertisements and was very helpful advising me on how to get my house ready to rent at the best possible price. They found tenant's and were able to get my house rented above what I thought it would rent for in under 4 weeks. I am very satisfied with their service and I am looking forward to a long relationship with Oz.

Oz Accommodations has been wonderful!. Being a military family, we search for our homes in new locations via the internet. I found the home we currently rent from Oz Accommodations through their website. I felt I was "seeing" the house personally from all the wonderful, detailed photos which showed each room in the house. We leased the house before ever arriving in the Kansas City area. We have been pleased with Oz Accommodations from Day 1 of our initiating contact with them.

I was always able to reach Scott Abbey, the CEO/Broker for Oz either via phone or email, and he always responded quickly. The property we lease is in a nice area and a great school district. We've lived in many rentals over the past 15 years, and this property was the exceptionally clean! When an issue arrived concerning these pesty little "no-see'em" bugs this past summer, a pest control company was quickly sent to our home. (Pest control is provided by the owner of the property, which typically is NOT covered for renters.)

We have had ZERO issues with Oz Accommodations and have received nothing less than FANTASTIC customer service! Scott and Michelle even stayed in the office late on the Friday we arrived in town so that we could meet them and pick up the keys to the property.

I know that Oz has gone through some restructuring over the fall and that Scott Abbey is the only owner now. Michelle Garcia is now the VP. I think the 2 of them are really trying to turn around the image of the company and make things right for both tenants and owners. They also have a live person answering the phones at the office now.

I advise people to give Oz Accommodations a chance. Speak openly with Scott or Michelle about any concerns. Having much rental experience and having managed our own properties myself, documenting the condition of your home within 24 hours of move-in is a MUST! Educate yourselves as renters. And take all the reviews you read on places with a grain of salt, even this one. People are quick to write negative reviews but rarely take the time to write good ones. In my opinion, Oz Accommodations is totally deserving of a 5-star review!

A+++. After reading all these negative reviews I was iffy about renting from Oz but I gave them a chance anyways.I have been renting from Oz for 4 months now and have nothing to complain about yet.House was cleaned good when moved in and Oz even double asked if it was just to make sure,We have had to have numerous things fixed but have had everything fixed everytime..every maintence guy sent out has been very trustworthy and nice,they have called before theyd come out and ask if its a good time and would call when they have gotten to my house.Any time ive called Oz I either got a answer or theyve called me back and anytime ive emailed ive gotten a email back.A++ to Oz

Disappointed left and right. I have had many, many issues with Oz Accomdoations:

1. They hardly respond to email, and when they do, they blame all the delays on the home owner, even after they have stated the home owner has approved to move forward with the maintenance items.

2. I have a long list of items that I have been waiting on them to fix since I first moved in. Its' been nearly 3 months now.

3. They sent a maintence man to our residence without our approval. If it wasn't for our dog, I'm sure he would have entered the property when our minor daughter was home.

STRESS AND MESSIF i would have had theses reviews 1st. Moved in Sep 09 basement had a little water problem but we were told its being taken care of and rent was lowered 75 bucks until the problem was fixed which would be by december...this conversation was between lora florez, jim and my husband and I...its now JUNE!! the last time they contacted us was in march... nothing has been fixed the last time they were here they made it worse...i have mold and mildew in our basement several things were ruind due to them coming in and telling us it was fixed and then it really not being ok and water coming in even more... i also have had several other requests to be fixed the sink in the bathroom leaks our bathtub leaks and our bathtub peals paint everytime someone steps in it. this depriving my kids of fun bubble baths....i had to drive to their office to talk to someone..... like other posts they never answer phones return phone calls....i had to email...and still didnt get a strait answer...they are very un professional and un ethical....were trying to be released of our lease now...!!! DO NOT RENT FROM THEM!!!

Oz Horrible. We recently moved to ks and we were asking if they would clean the carpen befor we get there.

so we got to the house and it was dirty!

I took pics of the stains (white carpet) and rust spots on the carpet and sendet it to OZ. And i asked them how it will be when we move out. If we have to clean the carpet even if it was already dirty!!! They wrote back:

Hi Nadine, thank you for your email. I am sending this to our Broker for review, as you were asking about carpet cleaning at move out. He will have to look over your request, as it is part of the lease that the carpets will be billed to you when you move out. Thank you!

What kind of service is that!!!!! what the fu**!!!!

Still renting from OZ. I am still currently renting from Oz Accomodations. My lease is up in February and we have lived there for almost 2 years. After 1 year they did the same to us as I saw in another post, they moved our lease to a month to month basis AND raised the rent $35. They are extremely hard to get a hold of. Maintenance is a joke. Even some of the people they have sent over (which has always been a different guy) have complained about them. I don't know what these people's problems are. The owner of the house is completely out of the picture, ours lives in Cali, so I'm sure these owners have no idea what these people are doing. When we first moved in the house HAD NOT been cleaned. There was mud everywhere. The walls had not been re-painted. But we needed some place to move to we just did it ourselves. I seriously doubt we get any of our deposit back, even though we should. We have taken very good care of our house, minus normal wear and tear from living in a house for 2 years. But like I said I'm sure they will find some reason to not give it back, but I WILL fight them on it. We'lls ee how that goes. I'm not going to say this is the WORST place to rent through but it is certainly not the BEST either. We do not have plans to continue renting from them, maybe of they changed their ways we would as well as other people. The best thing I can say is they leave you alone and don't bother you.
